So I live in a place where there are alot of houses that people don't live in "For sale ones" When I use them as a drop can I leave a note like saying please leave a box on the side of the house?

Yes you can, the back of the house would be better.

Or just ring the doorbell, wait 15-20 seconds, and grab the package as you walk away.

If they don't live in the house, it's not necessary to tell them to leave the package on the side of the house. That raises a lot of red flags.
